How to Improve the Odds of an Offer

1. Price it right. Set a price at the lower end of your property’s realistic price range. You have your house on the market to sale. Make sure you price it right to sell it quickly.

2. Prepare for visitors. Get your house market ready at least two weeks before you begin showing it. Make sure the house is clean and neat. Change the air fillers and make sure the house smells good. How does the yard look? Did you power wash the driveway? Doing small things around the house adds up quickly.

3. Be flexible about showings. It’s often disruptive to have a house ready to show at the spur of the moment. But the more amenable you can be about letting people see your home, the sooner you’ll find a buyer. Be able to show the house during the week and weekend.

4. Anticipate the offers. Decide in advance what price and terms you’ll find acceptable. How big of a rush are you in to move? Will you work with the buyer on the price? Are you sent on your selling price? Only you and your family know what price will get you to move. 

5. Don’t refuse to drop the price. If your home has been on the market for more than 30 days without an offer, you should be prepared to at least consider lowering your asking price. The market does not lie, price it right get it sold!
